Success Story: Local SEO + fresh content = Bronx Results for New York Real Estate Company
Background
Bronx Results is a residential and commercial sales and rental real estate brokerage specializing in Westchester and Bronx real estate. Mario Costanz founded the business in 2010 and says the agency is “a conversion from a mom and pop real estate company that I owned,” BronxResults.com officially launched in the summer of 2010.
Challenges
As a RE/MAX broker, the company was encouraged to use web templates designed by the corporate office to establish an online presence. Costanz soon determined that while the templates were good start, there were things that he could do to differentiate Bronx Results from other brokers in the area and other RE/MAX agents in the city.
“I had to figure out a way to stand out in a very crowded local market,” he said. The BronxResults.com website competes not only against area brokers, but “we have tough competition on the internet from places like Trulia, Zillow and Realtor.com for local keywords.”
Actions Taken
One of the areas that the business immediately focused on was SEO. Constanz stated, “We initially used what I call a manual approach – we researched SEO and implemented what we learned by ourselves. About two months ago, we came across DIYSEO and our search engine optimization initiatives really began to take off. DIYSEO synthesized a ton of information into an easy to use format. It explained the importance of backlinks and took us through the process of securing them. It uncovered niche submissions and paid submissions that we had missed. It really helped us fill in the gaps of our SEO program.”
“I pay close attention to our local SEO efforts and in creating content for our site. From what I have read, the search engines are putting more and more emphasis on Local results. If you have a brick and mortar store or have an office where you interact with the public, it is essential that you own your web “real estate” in Google Local, Yahoo! Local ,and Bing Local. You also want to make sure that you have consistent information about your business in local guides like CitySearch, YellowPages, Localeze, and others. Some of these guides and directories are free; others cost a nominal amount. In my opinion, it is well worth it to be listed in as many of these online sites as possible.”
“The second item that I focus on is creating great content. As a RE/MAX broker using the corporate template for our website, we receive daily updates and postings to our blogs. The one thing that we noticed early on is that all of the other RE/MAX brokers and agents in the city that were using these templates were receiving the same content. We make an effort to differentiate ourselves by creating and posting our own content. I really believe this has made us stand out in the eyes of the search engines and that we have been rewarded with higher rankings than our colleagues and competitors.”
Results
The investment in DIYSEO has paid off. “We had been trending upward in month-to-month visitors to our site since our launch, but we really found our footing when we began using DIYSEO. I estimate that our organic search volume has increased by 40-50%! All of our Targeted Keywords have moved in rank from numbers 50+ into the Top 30 and as high as #7. We are close to having all of our Targeted Keywords on the front page of the search engines! We have already surpassed all of our local competition as far as traffic and Google rankings for our main keyword, Bronx real estate.”
Addressing how he hopes to improve Bronx Results in the future, Costanz says, “I want to get all of my Targeted Keywords on the front page of the search engines results and then push my way into the Top 5 for as many as possible. There are still a number of tasks that I need to complete in the DIYSEO curriculum. I might also change one of the companies in my competitive set to help generate more relevant backlink opportunities. Finally, we will consider hiring a writer to create even more original content for our site.”
